This is a fascinating report, required by the Federal Government, that begins with measurements of where blacks are "forced" to live in Fairfax County, and then tries to identify the causes of the clustering of black communities.

The report shows how the influx of illegal immigrants to formerly upward-mobile communities can negatively impact neighborhoods ten or twenty miles away.

Wow, that report is enlightening. Too bad they didn't include the current number of illegal aliens. It reflects census numbers until 2010. Very worthwhile read!

TL:DR (I did read a lot of it)-

-Whites want to live in majority-white communities and do not want to live with ANY minorities and prefer all-white areas (if they can afford it). If not they will live in a mixed area but will not live in a predominately minority area.

-90% (give or take will find exact stat later) of Realtors are white in the county, and tend to steer white people to whiter areas.

-Blacks are happy to live in mixed areas and majority white areas, but not many actually live in the majority white areas, due to said realtor steerage and frankly not making as much money as the Whites/Asians/Hispanics (there is salary information in this report as well broken down by race, Blacks at the bottom, then hispanics, then whites, then asians on the top).

-Only a hand full of very wealthy Blacks live in majority-white areas, lower income blacks tend to be steered heavily to the mount vernon and other areas around route 1. Middle class blacks are scattered throughout the county.

-Asians and Hispanics tend to live in predominately Asian (like parts of Centreville) and Hispanic (like Culmore) areas at all income levels. Asians especially have Asian "enclaves" and it is harder for a white/black/hispanic person to buy in said areas.

-Clifton is 95% white, but then again those houses are expensive since they have an edict (not sure if right word?) that all homes must be on 5 acre plots- and of course they are super-expensive.

-Public transportation in Fairfax is geared towards the 9-5 monday-friday worker headed to DC and more service is needed in the county itself for people running errands and other tasks in-town. The fairfax connector tends to run mainly rush hour routes which is a start but more night and weekend service is needed everywhere.

Culturally people like to live around some people like themselves to share common interests, even in a neighborhoods with some diversity. Also people like/need to have people around them that speak their language, especially if a neighborhood emergency arises.

More bus public transportation, be careful what you wish for. Areas of the county with service after midnight and weekends, Route 1, Lincolnia, Bailey's Crossroads/Culmore, central Annandale, Springfield/Backlick Road north of mall, with moderate income housing, neighborhood safety issues. Higher percentage of people in these areas who commit crimes, but also still some (not a lot) good people in these areas. Confirmed by friend in national law enforcement, more transit outside of rush hours in area, prices/rents go up or neighborhood quality/safety goes down.
